IS PROPERTY ON CRETE A GOOD INVESTMENT?

Naturally we're a little biased in the answer to this question. However, there are certain undeniable facts that lead us to believe that the answer is clearly and categorically a big YES.

The improvements in facilities, services, infrastructure and aesthetic appeal of Crete must continue to have an effect on property values. Greek property represents exceptionally good value, especially in comparison to areas such as the South of France or Spain.

Liberalization of work and currency regulations throughout the European Union has dismantled traditional barriers to living and working abroad. A vast secondary market is now growing as more northern Europeans are deciding to settle permanently in southern Europe.

Further more, land on Crete is limited which means that property prices must rise with the increase in tourism and further population growth. A general change in leisure and lifestyle trends also results in fewer and fewer people  tying themselves to the workplace. The acceptance of e-mail and working by computers allows more and more people to carry out their business globally from their place of residence.
General economic conditions across Europe permit more and more people the advantage of spending money on the lifestyle of their choice. We  value our health over all other concerns; Crete's clean air and sunshine make living in the cold wet cities of northern Europa less and less attractive.

PURCHASING TROUBLE FREE

Having selected your ideal property, you will want to be absolutely certain of the legalities of the process and particularly your rights in a foreign country. This is where EUROPA REAL ESTATE CRETE will ensure that impartial and expert assistance is given in guiding you through every step of the way.
Prior to your purchase EUROPA REAL ESTATE CRETE will explain to you in detail all the relevant fees and taxes payable on Greek property, so that you can adjust your finances accordingly. Generally, you should budget that the combined total of all these amounts will be 11-14% of the purchase price. Once you have placed a deposit on the property, we will recommend a legal advisor, who will ensure that all the paper work is followed correctly and that you understand fully all the contractual obligations involved.

PROPERTY MANAGEMENT

Like many people purchasing a property in Greece you may only want to occupy your property for part of the year. EUROPA REAL ESTATE CRETE's property management services will make sure that any maintenance requirements are carried out as per your instructions.

INTERIOR DECORATION AND FURNITURE

Few properties in Greece are sold "fully furnished".  As your main priority is relaxation and enjoyment of your new home, you may not want to be bothered with choosing of furniture and fabrics. We can recommend selected shops covering all necessary items needed in setting up a new home. Our clients will be welcomed with a high level of service as well as various discounts. We can also offer a complete package covering every conceivable item right down to the last knife and fork.

MORTGAGES

All leading Greek banks now offer mortgages to permanent non-Greek residents upon the purchase of a home in Greece. Simplified the past couple of years, you can  now normally borrow up to 80% of the value of the property.
