A beautiful plot of 2000 m², gently sloping and with panoramic sea and mountain views. Building allowance of up to 100m² plus 100m² basement. Covered terraces of 20% or 20 m² are also permitted.
”Villa Plaka” is a spacious villa that can be adjusted to fit different plots, but is best suited for slightly sloping terrain. The house can be delivered in different sizes and with alternative layouts. When we designed this house we took into consideration that the house would be built on plots with views to the sea. There are therefore three different terraces in the garden area plus roof terraces on 2 sides.
The illustrated villa and the floor plan, show a house of 194m² gross building area. The wall on the illustration which forms a courtyard in front of the house is intended as a suggestion for a nice, sheltered and private outdoor area, and is not included in the price.

Our architects are at your disposal and will work closely with you to ensure that your villa will be that of your dreams of a home on Crete!

The house includes:
Ground floor: Main entrance, living/dining room, kitchen, 1 bedroom, bathroom, and staircase, in total 80m². From the kitchen there is access to a terrace of 15m², and from the living room there is access to a terrace of 20m².
1. Floor: 1 room at your disposal for bedroom/workroom/living room etc., and staircase, in total 23m². In addition 2 roof terraces of total 74m².
The house is delivered key in hand with cleared and coarsely levelled garden.
Basement: We can also offer a basement for this house. It could include 2 bedrooms, a bathroom, a hall, the staircase, 2 rooms for kitchen/utility room/workroom etc., in total 47m². In addition there is a room at your disposal for technical installations, storage etc. of 44m², total 91m², or only half this size, custom built to fit your specifications. Price upon request based on size and specifications.
The price of a swimming pool depends of course on the size and standard; tiles or not, heating etc., but costs normally for 10m x 4m pool

It normally takes 1 year from the day you make your decision until your house is delivered key in hand. There will be a choice of doors and windows, kitchen, tiles, colours etc. All our new build houses are delivered according to the existing building regulations under EU directions, and have a very high standard of construction and materials.
